It's with this confession that this deep dive into the real, behind-the-scenes world of property investment opens.

For two hours, a professional investor speaks unfiltered about a journey made of costly mistakes, unlikely negotiations, administrative obstacles, baffling banking decisions and successes built far from the usual marketing talk.

Estate agents, bankers, notaries, advisors, trainers: the whole ecosystem is examined with clear-eyed honesty, sometimes with irony, but always with a pedagogical purpose. This is neither a classic training course nor a comedy show.

It's a documented, first-hand account that dismantles the myths of easy investment and exposes the real mechanics: the ones that waste time and money, but also the ones that allow you to last, structure a business and succeed without illusions.

Through anecdotes, analysis and first-hand accounts, the audience discovers why so many investors fail, how to avoid the most common pitfalls, and what "doing property" really means today. A simple promise: to tell the truth, even when it's uncomfortable.

Especially when it's uncomfortable. Artist, Author and Director: Eric Weiss Duration: 120 minutes
